Rental agreement & security deposit
Immediately upon booking, a link to your rental agreement will be sent to you via the messaging platform. Please click or copy and paste the link into a browser. The rental agreement must be signed within 24 hours or your booking may be cancelled.
Security deposit hold — $1,000.00
As a condition of the rental, guests are required to provide credit card information to place a $1,000.00 hold. The hold occurs 3 days before your arrival date and is released within 14 days after checkout, pending property inspection. The hold does not release automatically if claims need to be processed. If no claims exist, the hold typically releases within 14 days.

Check-in & check-out
We will do our best to accommodate early check-in and late check-out, but generally cannot commit until the day before. Due to the size of this property, our cleaners require the full allotted time to ensure the highest standards of cleanliness. If the property is ready ahead of schedule, we will notify you promptly.
Late check-out fee: Unapproved late check-outs will incur a $250.00 per hour late fee. We enforce strict check-out times to accommodate same-day check-ins and our cleaning staff's schedule.
Smoking & vaping
This is a non-smoking and non-vaping property. Smoking inside the property — including vaping of tobacco or non-tobacco products — will result in a $750.00 fee deducted from the security deposit for ionization and air purification. Any violation is a material breach and may result in immediate termination of the agreement.
Parking & property access
Driveway capacity — 5 vehicles
The driveway accommodates up to five vehicles. No street parking is permitted, and parking on the lawn is strictly prohibited.
No large vehicles
We discourage the use of motorhomes or vehicles with trailers due to limited space for navigation and turning on the private one-lane road.
Private access road
The property is approximately 0.5 miles from the main road via a private one-lane mountain road with several turns. Please plan your arrival accordingly.
Seasonal cautions
The private road is not maintained during winter or inclement weather. AWD or 4WD vehicles may be required. There are no street lights — exercise extra caution when arriving after dark.
Quiet hours & occupancy
Quiet hours: 10:00 PM – 8:00 AM
No loud music or voices audible outside the home during quiet hours. Please be respectful of neighboring properties.
Maximum occupancy
Occupancy is limited to the number of confirmed guests on the reservation. Exceeding maximum occupancy is a material breach of the agreement.
No parties or events
Parties, events, receptions, or gatherings of any kind are strictly prohibited without prior written consent from the owner.
Residential use only
The property is for residential vacation use only. Use by fraternities, sororities, clubs, or other non-familial groups requires prior written approval.
Pets
This is a strictly pet-free property. We regularly host guests with pet allergies and maintain the property to the highest standard of cleanliness for their safety. No pets of any kind are permitted under any circumstances. If an unauthorized pet is detected on the property, a $500.00 cleaning fee will be deducted from the security deposit and the stay may be immediately terminated.
Pool & hot tub
Use at your own risk
Use of the pool and hot tub is entirely at the guest's own risk. Children must be supervised by a responsible adult at all times and must never be left unattended.
No glass near water
Glass containers are strictly prohibited in or around the pool and hot tub. Only plastic or non-breakable containers are permitted.
No foreign substances
Soaps, oils, lotions, bath bombs, or other substances may not be introduced into the hot tub or pool. Pets are not permitted in the pool or hot tub under any circumstances.
Hot tub care
After each use of the hot tub, guests must add approximately two (2) tablespoons of the provided shock treatment. Please report any water issues — cloudiness, odor, or discoloration — to the host immediately.
Natural debris: The pool is outdoors in a mountain environment. Leaves, pine needles, insects, and pollen are common and expected. Professional pool service is provided twice weekly. The presence of natural debris does not constitute a defect and no refunds will be issued for naturally occurring conditions.
Mountain environment & wildlife
The property is situated in the mountains of Western North Carolina, surrounded by forest. Wildlife — including black bears, deer, raccoons, and various insects — is a normal and expected part of this environment. All food and trash must be secured in the designated bear-proof containers. Feeding or approaching wildlife is strictly prohibited. No refunds will be provided for the presence of wildlife or insects in or around the property.

This Agreement is governed under the North Carolina Vacation Rental Act (N.C. Gen. Stat. §§ 42A-1 to -36). Your signature, payment, or taking possession of the property constitutes acceptance of all terms. By booking, you acknowledge you have read and agree to the full agreement.
